An owner employs a construction management company. The construction manager acts as the owner's representative and is paid on a monthly basis consistent with work in place based on a pre-determined fee.

The construction manager coordinates all aspects of construction including bidding, cost management, scheduling, and quality assurance.

The services of all contractors and suppliers are bid competitively. Direct contracts are prepared between owner and vendor.

The owner pays only the actual cost of materials and labor.
